The basic idea is simple: a state extends residency rights to overseas buyers who place a qualifying amount in housing. The qualifying amount varies widely across programmes, and governments change it with limited notice.

A crucial distinction divides residence and citizenship. A residence permit gives you the right to live in the country, generally with renewals, while citizenship normally requires far more time and additional conditions. An agent's promise of nationality simply for buying an apartment is a warning sign.

Past the headline threshold, these schemes impose further conditions. Common ones include proof of no criminal record, private health insurance, evidence of sufficient means and a minimum stay in the country per year. Overlooking any of these can jeopardise the permit while you still own the home.

Fiscal residency remains a separate question entirely. Owning buy property in yalikavak does not necessarily make you taxable on worldwide income, and spending enough time in the country often does. A number of states use a residence test based on days, and the consequences reach income earned elsewhere.

The realistic approach is simple: pick a property you would want anyway, and let the permit be the second reason. Programmes close with limited notice, and a downtown dubai property investment chosen only for a permit becomes a poor asset once the rules change.
